Job Title: Estate Manager Location: Gurgaon, India Overview: We are seeking a seasoned Estate Manager to oversee the comprehensive management of a high-rise residential society in New Gurgaon. This multifaceted role requires expertise in security, infrastructure, housekeeping, compliance management, Common Area Maintenance (CAM) charge collection and revenue generation. Responsibilities: 1. Property Maintenance: • Supervise maintenance teams for plumbing, electricity, civil work, ensuring optimal functionality. • Oversee housekeeping and horticulture services to maintain high cleanliness standards in common areas. 2. Infrastructure Management: • Manage Sewage Treatment Plant (STP), Water Treatment Plant (WTP), lifts, CCTV systems, fire systems etc. for optimal performance. 3. Team Management and Reporting: • Contribute to team efficiency, training, and development. • Manage estate expectations, addressing residents’ queries/complaints and reporting problems promptly. • Effective management of the society’s customer care mailbox and IVR line. • Report problems/failures impacting the estate promptly. 4. Procurements: • Manage procurement processes for supplies and services, ensuring cost-effectiveness and quality. • Effective vendor negotiation and selection. Processing their payments timely and accurately. 5. Security Coordination: • Implement and supervise security protocols, ensuring resident and property safety. • Liaise with security services to maintain a vigilant and secure environment. 6. Financial Oversight and Revenue Generation: • Budget, plan, and manage expenses for maintenance and upgrades, including CAM charge collection. • Explore alternative revenue streams like inviting advertisements and vendors to supplement society finances. 7. Compliance Management: • Ensure overall compliance with local regulations and laws. • Oversee documentation and reporting requirements for compliance. 8. External Liaison: • Facilitate external relationships, liaising with authorities (ex. Police Station, DTCP office etc.) for regulatory compliance and law & order in the premises. 9. Cultural Events Coordination: • Organize cultural events/festival celebrations, fostering community spirit and engagement. 10. Special Projects: • Participate in special projects as reasonably required for the job role. Eligibility: • Bachelor’s/Technical degree in a related field. • About 10 yrs. of proven experience in estate management preferably under an RWA, covering security, infrastructure, housekeeping, compliance, financial aspects, and alternative revenue generation. • Strong organizational and leadership skills. • Excellent communication (both written & verbal) and interpersonal abilities. • Proficiency in computer skills. • Sound knowledge of local regulations and laws related to residential communities. • Defense services’ background preferred. • Residing in or near New Gurgaon.
