Job Summary

The Business Property Development Manager is responsible for identifying, evaluating, and developing new hotel and resort properties to support the company's growth strategy. This role involves market research, property acquisition, feasibility analysis, owner relations, contract negotiations, and project coordination from concept through operational handover. The manager works closely with investors, property owners, architects, consultants, and internal teams to ensure successful expansion while maximizing return on investment.

Key Responsibilities

1. Business & Property Development

• Identify opportunities for new hotels, resorts, villas, and hospitality projects.

• Source properties for acquisition, lease, management contracts, or franchise agreements.

• Build and maintain relationships with landowners, developers, investors, and real estate consultants.

• Develop expansion strategies aligned with the company's business objectives.

2. Market Research & Feasibility

• Conduct market studies to identify high-potential destinations.

• Analyze tourism trends, demand, competition, accessibility, and local infrastructure.

• Prepare feasibility reports, financial projections, and return-on-investment (ROI) analyses.

• Recommend viable locations for new hospitality developments.

3. Site Evaluation

• Conduct site inspections and due diligence.

• Assess land suitability, legal status, zoning regulations, environmental considerations, and infrastructure availability.

• Coordinate with legal, finance, and technical teams during property evaluations.

• Identify project risks and recommend mitigation strategies.

4. Negotiation & Contract Management

• Lead negotiations for land purchases, leases, management agreements, and franchise opportunities.

• Coordinate documentation with legal advisors.

• Ensure compliance with company policies and regulatory requirements.

• Support contract execution and stakeholder communication.

5. Project Development & Coordination

• Work with architects, designers, project managers, and consultants during planning and development.

• Monitor project timelines, budgets, and milestones.

• Coordinate approvals from government authorities and statutory bodies.

• Ensure projects meet hospitality brand standards.

6. Financial Planning

• Prepare project budgets and investment proposals.

• Evaluate capital expenditure requirements.

• Monitor project costs and financial performance.

• Present investment opportunities to senior management and investors.

7. Stakeholder Management

• Build strong relationships with government departments, tourism boards, developers, investors, and hospitality partners.

• Represent the company at industry conferences, exhibitions, and networking events.

• Develop partnerships that support long-term business growth.

8. Reporting & Compliance

• Prepare property development reports, project updates, and feasibility presentations.

• Maintain documentation related to acquisitions, approvals, and contracts.

• Ensure compliance with local regulations, environmental guidelines, and hospitality standards.

Qualifications

• Bachelor's degree in Hospitality Management, Business Administration, Real Estate, Civil Engineering, Architecture, or a related field.

• MBA or Master's degree in Real Estate, Hospitality, or Project Management is preferred.

Experience

• 7–10 years of experience in hospitality business development, real estate, hotel expansion, or property development.

• Experience with hotel management companies, developers, or hospitality brands is highly desirable.

• Proven experience in hotel acquisitions, management contracts, or greenfield/brownfield hospitality projects.
