Role Objective
Manage end-to-end project costing, billing, and budget control for high-rise residential developments, ensuring financial discipline from design stage through execution and project closure.
Key Responsibilities
1. Cost Planning & Estimation
• Prepare detailed project cost estimates and budgets for high-rise residential projects (towers, gated communities) at concept, design, and pre-construction stages.
• Perform quantity take-offs from architectural, structural, and MEP drawings.
• Develop and maintain rate analysis and cost benchmarks for civil, finishing, and MEP works.
• Provide value engineering inputs to optimize cost without compromising quality.
2. BOQ & Tendering Support
• Prepare detailed BOQs for civil, finishing, and MEP packages aligned with project scope.
• Support tendering by preparing scope documents and quantity validations.
• Evaluate contractor quotations and assist in techno-commercial comparisons.
• Work closely with procurement teams for contract finalization and package closures.
3. Contract & Commercial Management
• Review and administer contractor agreements and subcontracts.
• Evaluate variations, extra items, and change orders.
• Track contractual obligations, milestones, and deliverables.
• Maintain proper documentation for audit, claims, and dispute resolution.
4. Cost Control & Budget Monitoring
• Monitor project costs against approved budgets across all stages of construction.
• Prepare monthly cost reports, variance analysis, and cash flow forecasts.
• Identify cost overruns early and recommend corrective actions.
• Support feasibility analysis for upcoming residential developments.
5. Billing & Measurement
• Verify contractor RA bills and prepare interim payment certificates (IPC).
• Conduct site measurements and reconcile quantities with contractors.
• Ensure billing aligns with work progress and contractual terms.
• Finalize project accounts including all variations and claims.
6. Cross-Functional Coordination
• Work closely with execution, procurement, design, and finance teams.
• Participate in project review meetings and provide cost insights.
• Ensure alignment between site progress and financial tracking.
7. Compliance & Governance
• Ensure compliance with RERA guidelines, company processes, and contractual frameworks.
• Maintain proper cost documentation and reporting standards.
• Support internal and external audits.
Candidate Profile
• 5–12 years of experience in quantity surveying / cost management for residential real estate projects
• Strong exposure to high-rise buildings and large residential developments
• Hands-on experience in BOQ preparation, billing (RA bills), and cost control
• Good understanding of civil, finishing, and MEP packages
• Experience working with real estate developers preferred (not just contractors/consultants)
• Proficiency in Excel and ERP systems
