3. Infrastructure Assessment: Verify technical specifications on-site, such as power load availability, water supply, drainage systems, and floor load-bearing capacity.
4. Ownership Verification: Interact with locals, neighboring units, or site security to identify property owners or authorized caretakers and collect contact details.
5. Accessibility Reporting: Evaluate and document the approach roads, checking for "heavy vehicle accessibility" (e.g., 40-ft container movement) and proximity to major highways or rail heads.
6. Zoning & Compliance Check: Cross-verify the land’s usage status (e.g., Industrial vs. Agricultural) by observing nearby developments and checking for visible government notices or markings.
7. Competitor Intelligence: Report on neighboring industrial activities and any signage or "To Let" boards from competing real estate firms in the vicinity.
8. Inventory Updates: Regularly revisit listed properties to check if they are still available, have been modified, or if the physical condition has deteriorated.
9. Daily Sync with Sales Team: Upload all gathered field data, photos, and owner leads into the CRM daily to ensure the telecalling and sales teams have fresh inventory to pitch.
Key Requirements:
· Mobility: Must own a two-wheeler with valid D/L and be willing to travel extensively across industrial hubs within Proximity.
· Technical Tools: Proficiency in using smartphone apps for GPS tagging, document scanning (like CamScanner/Adobe Scan), and high-quality mobile photography.
· Observation Skills: A sharp eye for detail to spot potential legal or structural "red flags" during a site visit.
· Communication: Ability to strike up professional conversations with diverse people on-site, from laborers to plant managers, to extract information.
· EXP: 3-5 Years in same field from real estate Sector.
