Purchase Manager (Real Estate -Commercial Building )

Job description:

One Crest Infra -looking for an experienced Project Purchase professional from a construction background who will be responsible for managing all procurement and purchase activities for construction, luxury interiors projects. The ideal candidate should have a strong understanding of building materials, vendor management, negotiation, and cost control to ensure timely availability of materials at optimum prices. Ability to handle multiple projects and tight deadlines efficiently.

Key Responsibilities:
Handle end-to-end procurement of luxury interior, construction materials, consumables, and equipment as per project requirements.
Identify, evaluate, and develop vendors and suppliers for civil, MEP, finishing interior, and infrastructure items.
Negotiate prices, payment terms, and delivery schedules to ensure cost efficiency and timely supply.
Prepare and process purchase orders, rate contracts, and comparative statements.
Coordinate with the project, engineering, and finance teams to align procurement schedules with project timelines.
Monitor inventory levels and ensure timely replenishment.
Track vendor performance and ensure adherence to quality and delivery standards.
Maintain accurate documentation of all purchase records and agreements.
Assist in budgeting and cost control for project procurement.
Stay updated with market trends, new materials, and technologies in the construction sector.

Preferred candidate profile

• Strong negotiation and vendor selection skills.

• Experience in vendor development, evaluation, and performance management.

• Good understanding of construction materials, procurement processes, and project purchasing.

• Strong commercial, analytical, and cost control abilities.

• Experience in Real Estate, Construction, Infrastructure, Mall, or Mixed-Use projects.

• Knowledge of BOQ, tendering, contracts, and rate analysis.

• Ability to manage multiple projects and procurement timelines efficiently.

• Proficiency in MS Excel & Farvision ERP system.

• Good coordination and communication skills with internal teams and vendors.

• Result-oriented approach with strong problem-solving ability.

Operational:

• Coordinate with the project head in relation to project planning and monitoring.

• Develop the project plans (including activity level plans) in coordination with the Project Heads and Site Planning resource. Post finalization of these plans, actively monitor compliance to time and cost timelines and intervene in areas of deviation

• Ensure accurate estimation of the annual requirements of cement, steel and other high value items through interaction with the Corporate Project Planners and the Procurement & Contracts team

• Track project progress vis a vis timelines and budgets and report to the corporate team.

• Track contractor work completion vis- -vis project plan and escalate issues to the Site Procurement & Contracts Manager to ensure adherence

• Ensure that project changes are tracked and reported through, any amendments to the work orders/ purchase orders are routed through Budgeting & Costing team, before it gets released for construction

• Responsible for undertaking higher level analytics (e.g. manpower availability histograms, productivity analysis, chronic budget overruns issue analysis etc).

• Participate in all discussions regarding projects and provide inputs through the stages of exploration, prefeasibility and finalization.

• Reconcile project cost information related to consumption and expenses linked with construction provided by Project Execution team and support project teams to ensure project cost are controlled within budget and that cost control is maintained from inception to completion.

Minimum Qualification: Graduate / Diploma in Civil Engineering or Supply Chain Management (preferred). Minimum

Job Experience: 7- 10 years of relevant experience in construction project procurement/purchase.

Education

UG: Any Graduate, Diploma in Civil Engineering

PG: Any Postgraduate
