Key Responsibilities
The primary duties blend traditional accounting with strategic real estate finance management:
Treasury & Real Estate Finance
Cash Flow Management: Monitor and manage the organization's cash flow and working capital, optimizing cash utilization and ensuring liquidity for operations and investments.
Financing & Debt: Manage banking relationships, assist in securing financing (e.g., project loans, working capital), monitor loan draws, and ensure compliance with debt covenants.
Taxation: Assist with tax planning and compliance specific to real estate operations and transactions.
Accounting & Financial Reporting
Financial Statements: Prepare and review accurate, timely financial statements (Balance Sheet, Income Statement, Cash Flow) for the company and individual property portfolios, ensuring compliance with relevant accounting standards (e.g., GAAP, IFRS) and regulations.
Month-End/Year-End Close: Manage the efficient and timely execution of all month-end and year-end close activities, including journal entries, reconciliations, and variance analysis.
Asset Management Accounting: Oversee property accounting, including tracking fixed assets, accruals, deferred rent, prepaid expenses, and reconciling various property-specific accounts (like rent rolls and tenancy schedules).
Compliance & Audit: Lead or support internal and external audits, ensuring robust internal controls and full compliance with financial, tax (including direct and indirect taxes), and regulatory requirements.
Financial Planning & Analysis (FP&A)
Budgeting & Forecasting: Develop and manage annual budgets and financial forecasts for the overall business and for specific real estate development projects or operational properties.
Financial Modeling: Create and maintain complex financial models for prospective acquisitions, developments, and investments to assess financial viability, risk, and projected returns.
Performance Analysis: Conduct detailed financial analysis on performance, identifying variances against budget (budget vs. actual) and providing insightful commentary and strategic recommendations to senior management.
Feasibility Studies: Conduct feasibility studies and due diligence for new projects, acquisitions, and potential financing structures.
📚 Required Qualifications & Skills
Education & Certifications
Education: Bachelor's degree in Finance, Accounting, Real Estate, or a related field (Master's/MBA often preferred).
Professional Certification: Professional certifications such as CPA, CA, CFA, or equivalent are highly desirable.
Technical Skills
Real Estate Accounting Software: Proficiency in property management and accounting software (e.g., Yardi, MRI, JD Edwards).
Advanced Excel: Exceptional skills in financial modeling, data analysis, and spreadsheet management.
Financial Expertise: In-depth knowledge of financial planning, analysis, budgeting, and forecasting.
Regulatory Knowledge: Strong understanding of GAAP/IFRS and regulatory compliance standards applicable to the real estate sector.
Real Estate Market Knowledge: Understanding of real estate market trends, property valuation, and investment principles.
Soft Skills
