Purpose: Oversee the day-to-day operation, maintenance and tenant relations of a logistics park rental facility to ensure safe, functional, compliant and revenue-generating premises.
Key responsibilities:
Tenant & client relations: Serve as primary on-site contact for tenants; respond to tenant requests/complaints, coordinate move-ins/move-outs, manage service-level expectations and escalate unresolved issues to management.
Facility maintenance & upkeep: Plan, schedule and supervise preventative and reactive maintenance for buildings, roofing, loading docks, lighting, HVAC, drainage, pavements and common areas; manage contractors and maintenance crews.
Property inspections & standards: Conduct routine inspections of units, yard, security systems and shared facilities; enforce park rules, cleanliness and tenant compliance with lease terms.
Health, safety & compliance: Ensure site compliance with local licenses, permits, fire codes, environmental regulations and occupational safety standards; manage renewals and documentation.
Licensing & permits: Track, obtain and renew required business licenses, occupancy permits, hazardous materials permits, weighbridge/vehicle permits and any tenant-specific regulatory approvals.
Labour & contractor management: Recruit, schedule, train and supervise on-site staff (maintenance, security, cleaners); manage contractor selection, scopes of work, performance and safety adherence.
Service coordination & vendor management: Solicit quotes, award and manage vendor contracts for repairs, landscaping, pest control, waste management and specialized services; monitor SLAs and costs.
Issue resolution & incident management: Log, investigate and resolve incidents (damage, theft, accidents); coordinate emergency response, repairs and insurance/claim documentation.
Lease & billing support: Verify tenant chargebacks for damages, utilities and maintenance; provide documentation to leasing/finance teams and support billing disputes.
Asset preservation & CAPEX oversight: Identify capital improvement needs, prepare scope/cost estimates and coordinate projects to protect asset value and reduce downtime.
Security & access control: Oversee security staffing, CCTV, access systems and signage to maintain safe, controlled access for tenants and visitors.
Performance tracking & reporting: Maintain records of work orders, tenant complaints, maintenance costs, downtime and occupancy metrics; produce regular reports for property management.
Continuous improvement: Recommend operational efficiencies, cost controls and service enhancements to improve tenant satisfaction and facility performance.
Typical qualifications:
6+ years property, facilities or logistics park supervisory experience (rental/property management preferred).
Knowledge of building systems, local permitting/licensing, health & safety and tenant relations.
Strong organizational, communication and vendor management skills.
Familiarity with work order systems, basic budgeting and contract management.
