Key Responsibilities:
Technical Responsibilities
Ensure preventive maintenance schedule (PMS) for electrical, plumbing, HVAC, STP, WTP, fire systems, and lifts is followed.
Coordinate with service providers/vendors for timely repairs and breakdown resolution.
Monitor DG sets, transformers, water pumps, fire pumps, and energy meters.
Track energy consumption and suggest cost-saving measures.
Ensure SOCIETY MODULE/APPLICATION or other attendance system data verification for housekeeping/security.
Conduct regular safety audits and fire drills.
Maintain statutory compliance records (lifts license, fire NOC, pollution board, etc.). Ensure equipment is tested and certified as per legal requirements.
Monitor AMC vendors for STP, WTP, lifts, DG sets, fire fighting systems, etc.
Verify work completion and approve service reports before payment.
Act as first point of contact for resident complaints and resolve issues promptly.
Conduct periodic walkthroughs to ensure upkeep of common areas.
Coordinate with the Residents’ Welfare Association (RWA)/Society Committee for updates.
Ensure daily housekeeping activities are as per SLA (lobby, corridors, garden, clubhouse).
Supervise security guards – frisking, grooming, visitor management, gate operations.
Verify contractor attendance and work completion before approving bills.
Maintain discipline and grooming standards for on-site staff.
Maintain daily reports (logbooks, incident reports).
Prepare monthly MIS on facility operations, expenses, and pending issues.
Support society events, clubhouse bookings, and community activities.
Maintain Asset register for all equipment and consumables.
Solve Residents issue.
Key Skills & Competencies:
Candidate must having the Experiences of Residential Premises work.
Excellent communication skills (verbal & written)
Good interpersonal skills and resident service orientation
Strong knowledge of building systems (Electrical, Plumbing, Fire fighting, HVAC).
Good communication and interpersonal skills to interact with residents & vendors.
Problem-solving ability with focus on timely resolution.
Basic knowledge of MS Office, email communication, and facility software (e.g., SOCIETY MODULE/APPLICATION, ERP).
Ability to manage multiple tasks and work under pressure.
