Job Summary:
The Residential Property Manager is responsible for managing the overall operations, maintenance, staff coordination, and resident satisfaction of the residential property. The role includes ensuring smooth day-to-day operations, maintaining safety and cleanliness standards, handling resident complaints, and coordinating with vendors and internal teams.
Key Responsibilities:
Operations Management
Oversee daily operations of the residential property.
Ensure proper functioning of housekeeping, security, technical, and maintenance services.
Monitor staff attendance, grooming, discipline, and performance.
Conduct daily property inspections and ensure cleanliness standards are maintained.
Resident Management
Handle resident complaints and provide timely resolutions.
Maintain positive relationships with residents and committee members.
Ensure smooth communication between management and residents.
Conduct regular meetings with residents/committee if required.
Technical & Maintenance Coordination
Coordinate preventive and breakdown maintenance activities.
Ensure proper functioning of HVAC, electrical, plumbing, DG, STP, WTP, and fire safety systems.
Follow up with vendors for AMC and service schedules.
Monitor maintenance logs and reports.
Vendor & Staff Management
Supervise vendors, contractors, and support staff.
Ensure vendor compliance with safety and work standards.
Verify attendance, billing, and work completion of vendors.
Arrange staff training and briefings.
Financial & Administrative Responsibilities
Monitor expenses and control operational costs.
Verify invoices, quotations, and purchase requests.
Maintain records, reports, and documentation.
Prepare daily, weekly, and monthly MIS reports.
Safety & Compliance
Ensure statutory and safety compliance at the property.
Conduct fire drills and safety inspections.
Maintain compliance documents and audit records.
Ensure implementation of company SOPs and policies.

Graduate / Diploma
