Job Summary
We are looking for a dynamic and result-oriented Sales Manager to lead sales operations for Oorjita Armonia, a premium villa project. The role involves driving sales targets, managing the sales team, handling high-value customers, coordinating with marketing and CRM teams, and ensuring seamless customer conversion from lead to closure.
Key Responsibilities
Sales & Revenue
Achieve monthly and quarterly sales targets for the villa project.
Handle walk-ins, site visits, channel partner leads, and HNI clients.
Lead price negotiations, booking processes, and deal closures.
Ensure timely collection of booking amounts and documentation.
Team Management
Manage, train, and motivate the on-site sales team.
Monitor daily sales activities, follow-ups, and site visit conversions.
Conduct regular sales reviews and performance evaluations.
Ensure discipline and adherence to company sales processes.
CRM & Reporting
Ensure 100% lead and follow-up updates in CRM (Salesforce).
Track lead quality, conversion ratios, and campaign performance.
Prepare daily, weekly, and monthly sales reports for management.
Coordinate with pre-sales and post-sales teams for smooth handovers.
Channel Partners
Develop and manage channel partner relationships.
Conduct CP meetings, site briefings, and incentive planning.
Track CP performance and ensure proper lead management.
Customer Experience
Provide a premium buying experience aligned with villa segment expectations.
Address customer queries, objections, and escalations professionally.
Coordinate with legal, finance, and post-sales teams until registration.
Marketing Coordination
Work closely with the marketing team on campaign planning and lead quality.
Provide market feedback, competitor insights, and pricing inputs.
Support launch events, site events, and promotional activities.
Desired Candidate Profile
Experience: 6–10 years in real estate sales, with at least 3 years in villa or premium residential projects.
Education: Graduate / MBA preferred.
Skills:
Strong negotiation and closing skills
Team leadership and people management
CRM proficiency (Salesforce preferred)
Excellent communication and presentation skills
Language: English, Telugu, and Hindi preferred.
Customer Handling: Experience with HNI and luxury buyers is a must.
