Job Purpose
The Senior Sales Manager for Commercial Real Estate will be responsible for managing and
leading sales efforts for commercial properties, including office spaces, retail, and other
commercial real estate projects. This role involves developing and implementing sales strategies,
leading a sales team, building client relationships, and driving revenue growth by meeting and
exceeding sales targets. The Senior Sales Manager will also be instrumental in market analysis,
negotiation, and strategic decision-making related to the company’s commercial real estate
portfolio.
Key Responsibilities
1. Sales Strategy and Planning
o Develop and implement comprehensive sales strategies for commercial real estate
projects, in alignment with overall company goals.
o Identify and pursue new business opportunities in the commercial real estate
sector.
o Establish sales targets and objectives to ensure consistent revenue growth.
o Analyze market trends, competitor activities, and customer preferences to identify
new sales opportunities.
2. Team Leadership and Development
o Lead, motivate, and manage a sales team to achieve sales targets and optimize
performance.
o Provide coaching, guidance, and support to sales team members, ensuring they
have the resources and training necessary to succeed.
o Conduct performance reviews and provide regular feedback to team members to
drive improvement.
o Foster a collaborative and high-performance sales culture within the team.
3. Client Relationship Management
o Develop and maintain strong relationships with key clients, developers, brokers,
and investors.
o Understand client needs and deliver tailored solutions to meet their commercial
real estate requirements.
o Negotiate and close deals, ensuring both client satisfaction and profitability for
the company.
o Act as the primary point of contact for clients, providing exceptional service
throughout the sales process.
4. Sales Operations Management
o Oversee day-to-day sales operations and ensure that sales processes and CRM
systems are optimized for maximum efficiency.
o Track sales performance and pipeline, ensuring the timely closure of deals and
proper follow-up.
o Prepare and present sales reports to senior management, outlining key metrics,
pipeline status, and forecasts.
5. Market Analysis and Strategy Execution
o Conduct detailed market research to stay updated on industry trends, competitor
activities, and customer needs.
o Collaborate with the marketing team to create and implement campaigns that
support sales efforts.
o Identify target markets and develop strategies for penetrating new market
segments, both local and international.
6. Contract Negotiation and Closure
o Lead the negotiation process, ensuring favorable terms and conditions for both
clients and the company.
o Review and approve contracts, ensuring compliance with company policies and
industry regulations.
o Oversee the final stages of the sales process, ensuring smooth transitions from
negotiation to signed agreements.
7. Budgeting and Financial Oversight
o Manage the sales budget, ensuring efficient allocation of resources to maximize
sales and minimize costs.
o Track and analyze sales expenses, ensuring that spending is in line with budget
and targets.
o Ensure profitability and revenue targets are met through effective pricing, cost
management, and resource utilization.
8. Collaboration with Internal Teams
o Work closely with the marketing team to align sales strategies with promotional
campaigns and brand messaging.
o Collaborate with project management, operations, and legal teams to ensure
smooth execution of sales contracts and transactions.
o Provide feedback to product development and management teams to improve
offerings based on client feedback and market demands.
9. Client Presentations and Property Showings
o Lead presentations and property showings to prospective clients, showcasing the
value and potential of commercial real estate offerings.
o Provide clients with detailed information, including pricing, availability, and
property features, to close deals effectively.
Qualifications and Requirements
Bachelor’s degree in Business, Real Estate, Marketing, or a related field.
7+ years of experience in sales, with a focus on commercial real estate.
Proven track record of successfully managing a sales team and achieving sales targets in
the real estate industry.
Strong understanding of commercial real estate markets, trends, and customer behavior.
Excellent negotiation, communication, and interpersonal skills.
Proficient in CRM systems, MS Office, and other sales and marketing tools.
Strong leadership abilities with experience in managing, mentoring, and motivating a
sales team.
Ability to manage multiple projects and tasks simultaneously, with excellent
organizational and time-management skills.
In-depth knowledge of contract terms and real estate legalities.
