We are looking for a Sales Manager to join our team at Golden Sparrow Developers Pvt. Ltd. The role requires identifying new business opportunities, building long-lasting client relationships, and driving revenue growth. The ideal candidate for this role must have a passion for sales, excellent communication skills, and a proven record of closing deals.
Key Responsibilities:
Handle commercial/retail leasing to meet occupancy targets
Identify and approach potential clients to generate leads and drive sales growth.
Source tenants through brokers and direct channels
Conduct site visits and negotiate lease terms
Finalize LOIs and lease agreements
Maintain leasing MIS and reports
Track market trends and rentals
Coordinate with management and ensure compliance
Tenant Acquisition and Marketing: Leasing manager should develop and execute strategies to attract potential tenants. Leasing Manager advertise available properties through various channels, such as online listings, social media and partnerships with real estate agents. They also conduct market research to determine competitive rental rates and adjust marketing efforts accordingly.
Tenant Screening and Selection: Leasing managers should screen potential tenants by reviewing rental applications, conducting background checks, verifying income and employment, and checking references. They assess the eligibility of applicants based on predetermined criteria and select suitable tenants for the properties.
Lease Negotiation and Documentation: Leasing managers should handle lease negotiations with prospective tenants, ensuring that all terms and conditions are agreed upon. They prepare lease agreements, explain lease terms to tenants, and ensure all required documentation is completed accurately and legally.
Tenant Relations and Customer Service: Leasing managers maintain positive relationships with tenants throughout their tenancy. They address tenant inquiries, concerns, and maintenance requests promptly and professionally. They also provide information about property policies, procedures, and community amenities to ensure tenant satisfaction and retention.
Property Inspections: Leasing managers conduct regular inspections of rental units to ensure they are well-maintained and comply with safety and habitability standards. They document any necessary repairs or maintenance issues and coordinate with the maintenance team to address them in a timely manner.
Lease Renewals and Lease Expirations: Leasing managers handle lease renewal negotiations with existing tenants, striving to retain quality tenants and minimize vacancy rates. They initiate lease expiration notifications, discuss renewal terms, and facilitate lease extensions or terminations as necessary.
Financial Management: Leasing managers oversee rent collection, ensuring tenants pay their rent on time. They may coordinate with accounting departments to track rental payments, handle delinquencies, and enforce lease policies regarding late fees or evictions if necessary.
Job Requirements:
The minimum qualification for this role is MBA (Sales / Marketing) and Experience more than 3 years. Applicant should have proven experience in leasing or property management with strong understanding of sales. Applicant should have strong negotiation skills, a customer-first approach, and the ability to work in a fast-paced environment.
