Operations Executive – Real Estate & Civil Projects

About the Company
MaxIndia Developers is looking for a Civil Engineering graduate to join our team as an Operations Executive. The role involves a combination of site supervision, property inspections, documentation, government-office coordination, contractor management, and day-to-day real estate operations.
This position is ideal for someone who is comfortable working in the field, understands basic civil construction and property-related matters, and is confident communicating with contractors, engineers, tenants, government officials, vendors, and local stakeholders in Kannada.
Key Responsibilities1. Site & Civil Works
Visit project sites, rental properties, and other company properties regularly.
Inspect ongoing civil, repair, renovation, maintenance, and construction works.
Coordinate with contractors, civil workers, plumbers, electricians, and other vendors.
Monitor work quality, progress, materials, and timelines.
Identify site issues and coordinate with the relevant contractor or engineer for resolution.
Take photographs, measurements, and prepare site inspection reports.
Verify completed work before reporting it for approval/payment.
Ensure assigned works are completed within agreed timelines.
2. Property Inspection & Maintenance
Conduct regular inspections of residential and commercial properties.
Identify civil defects, seepage, cracks, plumbing issues, electrical issues, and general maintenance requirements.
Coordinate quotations and execution of repair and maintenance works.
Maintain records of property condition, ongoing works, and completed works.
Coordinate with tenants regarding maintenance requirements and access to properties.
3. Government & Documentation
Visit and coordinate with BBMP, BDA, Sub-Registrar, BESCOM, BWSSB, Revenue Department, and other relevant government offices.
Follow up on property-related applications, approvals, permissions, records, and documentation.
Submit and collect documents and track their progress.
Coordinate with architects, engineers, consultants, document writers, and other professionals.
Assist in collecting and verifying property-related records and documents.
Maintain an organised tracker of applications, documents, pending matters, and follow-ups.
4. Contractor & Vendor Management
Obtain and compare quotations for civil, maintenance, repair, and other property-related works.
Coordinate with contractors and vendors for execution of works.
Monitor contractor performance, timelines, and quality.
Follow up regularly until work is completed.
Maintain records of quotations, work orders, bills, and completion status.
Report delays, quality issues, or cost variations to management.
5. Tenant & Local Coordination
Communicate with tenants regarding property maintenance, repairs, inspections, and documentation.
Coordinate property access for contractors, engineers, and other service providers.
Communicate effectively with local workers, contractors, property owners, and government personnel.
Handle day-to-day operational issues and escalate important matters to management.
6. Business & Management Support
Maintain project and property trackers.
Prepare regular operational and site reports with photographs.
Coordinate logistics for meetings, inspections, registrations, and site visits.
Assist the Managing Director with property, project, documentation, and operational activities.
Carry out field-level tasks and follow-ups required to ensure that projects and property matters move forward without delays.
Qualifications
Diploma / BE / B.Tech in Civil Engineering.
Freshers with a strong interest in real estate and field operations are encouraged to apply.
Fluency in Kannada is mandatory.
Good working knowledge of English.
Basic knowledge of civil construction, building maintenance, measurements, materials, and site practices.
Basic computer skills, including MS Office / Excel.
Comfortable with extensive field work across Bengaluru.
Valid two-wheeler driving licence and personal two-wheeler preferred.

Ideal Candidate
The ideal candidate is a Civil Engineering graduate who is comfortable both at a construction site and in a government office. They should be practical, proactive, fluent in Kannada, and capable of independently following up on issues until they are resolved.
This is a hands-on field role and is not a desk-only position.
