Job Summary:
The HVAC Operator is responsible for operating, maintaining, and repairing heating, ventilation, and air conditioning (HVAC) systems in the building. The main goal of this job is to ensure all areas of the building remain at a comfortable temperature and have proper airflow at all times. The operator also checks systems regularly to prevent breakdowns and works quickly to fix any issues.
Key Responsibilities:
1. Daily Operation
Monitor and operate all HVAC systems, including air conditioners, chillers, boilers, pumps, air handling units (AHUs), fan coil units (FCUs), and exhaust fans.
Adjust system settings to maintain the desired temperature and air quality in different areas.
2. Preventive Maintenance
Carry out routine inspections of HVAC equipment.
Clean filters, ducts, coils, and other components.
Lubricate moving parts and check system pressure, refrigerant levels, and temperature settings.
3. Repairs and Troubleshooting
Quickly identify and fix any problems with HVAC equipment.
Replace faulty parts such as motors, belts, sensors, and thermostats.
Report any major issues to the supervisor and assist in repair work.
4. Monitoring Systems
Monitor HVAC systems using Building Management System (BMS) or other control panels.
Log system performance data, such as temperatures, pressures, and run times.
5. Safety and Compliance
Follow all safety guidelines and company policies.
Ensure all work complies with local building codes and environmental regulations.
Use personal protective equipment (PPE) when needed.
6. Support Other Teams
Work with electricians, plumbers, and other maintenance staff as needed.
Assist in special projects, such as new equipment installation or energy-saving programs.
Required Qualifications:
Education:
High School Diploma or equivalent.
Technical training or certification in HVAC (preferred).
Experience:
Minimum 1–3 years of hands-on experience operating and maintaining HVAC systems.
Certifications (Preferred but not always required):
HVAC Technician Certification
EPA (Environmental Protection Agency) Certification for refrigerant handling
Safety certifications (e.g., OSHA)
Skills Required:
Basic knowledge of electrical and mechanical systems
Ability to read technical manuals and wiring diagrams
Good troubleshooting and problem-solving skills
Ability to use tools and equipment safely
Basic computer skills (for monitoring systems and writing reports)
Communication and teamwork skills
