Job DescriptionPosition: HVAC Engineer – Maintenance Head (Centralized Air Conditioning System)Department: Operation & MaintenanceReporting To: Facility Manager / Technical HeadLocation: [Insert Location]1. Position OverviewThe HVAC Engineer (Maintenance Head) will be responsible for the overall supervision, operation, and maintenance of the centralized air conditioning system, ensuring optimal performance, reliability, and energy efficiency. The position involves managing maintenance staff, scheduling preventive maintenance, minimizing breakdowns, and implementing energy-saving measures while maintaining safety and compliance standards.2. Key ResponsibilitiesA. Operation & MaintenanceOversee daily operation and maintenance of chillers, AHUs, FCUs, cooling towers, pumps, ducting, and associated control systems.Ensure HVAC plant operates within design parameters of temperature, pressure, and efficiency.Develop, implement, and monitor preventive, predictive, and breakdown maintenance schedules.Diagnose faults and ensure prompt restoration of systems during breakdowns.Maintain proper documentation — log sheets, service reports, checklists, and performance records.B. Technical Supervision & PlanningLead and supervise maintenance staff and technicians; assign and review daily work.Plan and execute annual maintenance programs (AMP) and shutdown maintenance.Ensure availability of critical spare parts and consumables.Monitor equipment performance trends and propose modifications or system improvements.Coordinate with OEMs, contractors, and service providers for specialized maintenance.C. Energy ManagementMonitor and analyze energy consumption (kW/TR) of chillers and other HVAC components.Optimize system operation through chiller sequencing, set point control, and condenser water temperature optimization.Recommend and implement energy conservation measures (ECMs) to reduce operational cost.D. Safety & ComplianceEnforce strict adherence to safety protocols and statutory requirements.Conduct risk assessments, safety meetings, and ensure PPE compliance.Maintain Indoor Air Quality (IAQ) standards in accordance with ASHRAE/ISHRAE guidelines.Ensure all maintenance activities follow applicable codes and manufacturer recommendations.E. Coordination & ReportingLiaise with facility management, electrical, plumbing, and BMS teams for integrated building operations.Coordinate with the procurement department for AMC/CMC renewals and spare parts purchase.Prepare and submit monthly maintenance and energy efficiency reports.Train and mentor technical staff to improve competency and reliability.3. Qualifications and ExperienceEducation: B.E./B.Tech or Diploma in Mechanical Engineering (preferred specialization in HVAC or Building Services).Experience: Minimum 5–10 years in Operation & Maintenance of Centralized Air Conditioning Systems (Chiller Plant, AHUs, Cooling Towers, etc.).Technical Skills:Strong knowledge of HVAC systems and controls (BMS/VFD-based).Ability to interpret technical drawings and maintenance manuals.Familiarity with ASHRAE, ISHRAE, and IS standards.Working knowledge of electrical panels, pumps, and water systems associated with HVAC.Soft Skills:Leadership and team management.Analytical and problem-solving skills.Effective communication and reporting ability.4. Performance Indicators (KPIs)Equipment uptime and system reliability.Energy efficiency (kW/TR ratio improvement).Compliance with preventive maintenance schedules.Reduction in unplanned breakdowns.Timely reporting and documentation.Safety performance and zero accidents.5.
