About the Role

Niharika Apartments Welfare Association is looking for a dynamic, sharp, and authoritative Facility Manager to take complete operational ownership of our premium 14-story, 2-block residential community.

This is a high-visibility executive role requiring strong leadership, sharp decision-making, and active ground presence. We are not looking for a desk-bound administrator or a fixed-shift supervisor. We need a proactive operational leader who commands respect, manages multiple third-party teams with firm authority, and acts as the trusted execution arm of the Management Committee (MC).

Key Responsibilities

• Operational Leadership & Command: Oversee daily operations across all departments—Security, Housekeeping, Mechanical/Electrical maintenance, Plumbing, Gardening, and Pest Control.

• Active Ground Presence: Conduct regular, daily physical inspections of all 14 floors, basements (B1 & B2), clubhouse, swimming pool, driveways, and utility infrastructure.

• Vendor & Staff Oversight: Direct, discipline, and manage third-party vendors and on-site staff. Ensure strict enforcement of community Bye-Laws, Security Protocols, and Safety Instruction Manuals.

• Clever Problem Solving: Rapidly troubleshoot and resolve operational bottlenecks (metering issues, water supply, lift maintenance, seepage, security lapses) with resourcefulness and speed.

• Executive Ownership: Represent the Management Committee’s best interests at all times. Take complete ownership of resident escalations, vendor accountability, and emergency responses without relying on fixed "clock-in / clock-out" hours.

• App & Communication Oversight: Monitor community management apps (e.g., NBH/MyGate) to ensure zero pending resident grievances and smooth gate control operations.

Candidate Profile & Requirements

• Personality & Presence: Strong, authoritative personality with confident body language and a firm, articulate communication style. Must be capable of handling tough conversations with residents or contractors calmly and assertively.

• Work Ethic: Highly energetic, mobile, and outcome-driven. This is an active floor job requiring constant movement and physical inspection of the premises.

• Experience: 5+ years of experience in managing high-rise residential communities, commercial properties, or hospitality facilities.

• Managerial Mindset: Clever operational acumen—someone who anticipates problems, finds practical solutions, and gets things done efficiently.

• Languages: Strong command over English, Telugu, and Hindi (ability to communicate fluently in Telugu with ground staff/local vendors is essential).
