Job Summary
The Facility Manager is responsible for the overall management, maintenance, safety, security, and operational efficiency of a 10-acre property. The role ensures that all infrastructure, utilities, landscaping, buildings, roads, equipment, and support services are maintained to the highest standards while managing vendors, staff, budgets, and compliance requirements.
Key Responsibilities
Operations & Maintenance
Oversee day-to-day operations of the entire property.
Ensure all buildings, roads, parking areas, fencing, drainage, and utilities are well maintained.
Develop preventive maintenance schedules for all assets.
Coordinate repairs and emergency maintenance activities.
Maintain inventory of tools, equipment, and consumables.
Landscaping & Grounds
Supervise landscaping, irrigation, tree maintenance, and horticulture.
Ensure cleanliness of open areas and pathways.
Monitor pest control and waste management activities.
Utilities Management
Manage electrical systems, DG sets, transformers, water supply, STP/ETP (if applicable), pumps, HVAC systems, and lighting.
Monitor utility consumption and implement energy-saving initiatives.
Ensure uninterrupted availability of essential services.
Security & Safety
Supervise security personnel and access control.
Ensure CCTV, fire safety systems, alarms, and emergency equipment remain operational.
Conduct regular safety inspections and emergency drills.
Maintain incident reports and security records.
Vendor & Contractor Management
Appoint, supervise, and evaluate contractors and service providers.
Negotiate AMC contracts and monitor service quality.
Verify invoices and certify completed work.
Budget & Procurement
Prepare annual maintenance budgets.
Control operating expenses without compromising quality.
Procure materials, equipment, and services as required.
Compliance
Ensure compliance with local municipal regulations, fire safety, labour laws, pollution norms, and statutory requirements.
Maintain licenses, permits, and inspection records.
Staff Management
Lead housekeeping, maintenance, gardening, and security teams.
Allocate duties and monitor performance.
Conduct training on safety and operational procedures.
Asset Management
Maintain an updated asset register.
Plan replacement and refurbishment of ageing infrastructure.
Maintain maintenance history for major equipment.
Required Qualifications
Bachelor’s degree or Diploma in Mechanical, Electrical, Civil Engineering, Facility Management, or a related field.
5–10 years of facility or estate management experience.
Experience managing large campuses, industrial estates, hospitality properties, sports facilities, or commercial developments is preferred.

Preferred Experience
Managing estates of 5–20 acres.
Knowledge of irrigation systems, landscape maintenance, and infrastructure management.

Familiarity with emergency response planning and statutory compliance.
