Job Description

1. Preventive maintenance – Quarterly schedule per OEM manuals; own ERP T‑40 module. 2. Breakdown response – First response within 30 minutes (during shift); root cause within 24 hours; corrective action within 7 days. 3. Refrigeration plant – Daily compressor + condenser + AHU walk‑through; weekly trend review with MR Manager; monthly cooling tower cleaning. 4. Spare parts strategy – Maintain critical spares list (Owner‑approved); min‑max + reorder discipline; negotiate annual vendor contracts. 5. Energy efficiency – Track kW/TR target (≤0.95 kW/TR per Airtech UAT); compressor staging optimisation; AHU VFD tuning. 6. OEM coordination – Kirloskar (compressors), Airtech (HVAC), Naayom (CY automation), Cheema (boiler), Sudhir/KOEL (DG), JBS (STP/RO). 7. Calibration programme – Pressure gauges, temperature sensors, flow meters, weighing scales – annual calibration. 8. Statutory inspections – Boiler Inspector (annual), CEIG (electrical, annual), PESO/SMPV (ammonia, periodic), Pollution Board. 9. Safety discipline – Enforce Lockout‑Tagout (LOTO) for every maintenance activity; conduct toolbox talk per shift. 10. Permit system – Issue hot‑work and confined‑space permits; co‑signed by Safety Officer. 11. Mishap management – Own NH3 leak response drill; coordinate emergency response with Plant Head + Safety. 12. Vendor SLA tracking – Use T‑69 module; quarterly vendor performance review.
