Key Responsibilities:
1. Land & Property Due Diligence
Conduct thorough title verification and property document scrutiny.
Verify land records, encumbrance certificates, RTC, Khata, survey records, etc.
Identify legal risks and provide advisory notes.
2. Documentation & Drafting
Draft and vet Sale Agreements, Sale Deeds, Joint Development Agreements (JDA), Lease Agreements, MOUs, Power of Attorney, etc.
Prepare legal notices and replies when required.
Maintain proper documentation and legal records for all projects.
3. Statutory Compliance
Ensure compliance with local land laws and real estate regulations.
Coordinate approvals with authorities such as
RERA
BBMP
BDA
Track project approvals and legal clearances.
4. Litigation Support
Coordinate with external advocates for court matters.
Prepare case summaries and documentation.
Attend court hearings when required.
5. Internal Coordination
Work closely with CRM, Sales, and Land Acquisition teams.
Provide legal clarifications to internal departments.
Support agreement execution and registration process.
6. Risk Management
Identify legal exposure and suggest corrective measures.
Ensure company interests are legally safeguarded in all transactions.
