Job Summary: A Property Manager is responsible for overseeing the day-to-day operations and management of residential or commercial properties. Key Responsibilities:

Monitor expenses and find cost-effective solutions to improve property profitability.

Marketing and Tenant Acquisition:

Develop and implement marketing strategies to attract and retain tenants.

Advertise available properties through various channels.

Screen prospective tenants, conduct background checks, and approve lease applications.

Lease Administration:
•
Draft, review, and enforce lease agreements in compliance with local and state laws.
•
Maintain accurate records of lease agreements, renewals, and tenant communications.
•
Handle lease terminations and security deposit returns according to legal requirements.

Legal and Regulatory Compliance:

Stay up-to-date with federal, state, and local property laws and regulations.

Ensure properties comply with safety codes and environmental regulations.

Address legal issues and disputes as they arise, including eviction proceedings when necessary.

Reporting and Documentation:

Prepare regular reports on property performance, financials, and occupancy rates.

Maintain organized records of property-related documents, such as leases, maintenance records, and correspondence.

Vendor and Contractor Management:

Solicit bids and manage contracts with vendors, contractors, and service providers.
