Position: Property Manager
Report to : Operations Manager / Branch Head
Objective: The Property Manager (Technical) is responsible for managing the overall operations,
maintenance, and technical facilities of a residential society. The role ensures smooth functioning of
all building systems, enhances resident satisfaction, and maintains safety, compliance, and service
quality.
Role & Responsibility:
• Oversee day-to-day operations of the residential society, including technical and soft service
teams.
• Monitor and manage all MEP systems such as HVAC, pumps, DG sets, electrical panels, fire-
fighting systems, STP/WTP, and lifts.
• Ensure preventive and breakdown maintenance is conducted as per schedule.
• Conduct routine site inspections to identify faults, safety hazards, and maintenance needs.
• Coordinate with technicians, housekeeping, security, landscaping, and vendors for timely
completion of work.
• Handle resident complaints through calls, emails, and society app; ensure timely resolution
and proper follow-up.
• Maintain AMC schedules, service reports, logbooks, checklists, and compliance records.
• Supervise energy management, water management, and implement cost-saving measures.
• Ensure statutory compliance for lifts, fire systems, electrical installations, and safety
equipment.
• Monitor vendor performance, verify work completion, and manage material inventory.
• Prepare daily, weekly, and monthly operational reports for management and the society
committee.
• Support society office with meetings, audits, and documentation.
• Manage minor repair projects, renovation activities, and annual maintenance works.
• Ensure smooth coordination during festivals, events, emergencies, and utility shutdowns.
Skills & Qualifications:
• Diploma/Degree in Electrical/Mechanical Engineering or relevant technical field.
• 3–5+ years’ experience in residential property/facility management.
• Strong technical knowledge of residential building systems.
• Excellent leadership, communication, and vendor management skills.
• Ability to handle resident relations professionally and calmly.
• Good proficiency in MS Office, reporting, and documentation.
