Role Overview
The Assistant Manager – Sales & Marketing will be responsible for overseeing the Property Acquisition (PAC), Tenant Acquisition (TAC), and Marketing teams, ensuring that the teams achieve their sales, tenanting, lead-generation, and marketing objectives.
This is a hands-on managerial role requiring strong ownership of people, numbers, and processes. The candidate will be responsible for monitoring sales and tenanting pipelines, reviewing team performance, supporting complex closures, identifying bottlenecks, and working closely with the Manager – Sales & Marketing to improve overall business performance.
Key Responsibilities
1. Property Acquisition (PAC)
Oversee the PAC team and ensure achievement of monthly property acquisition and management-fee revenue targets.
Monitor the complete owner acquisition funnel from qualified lead to property onboarding.
Review lead allocation, follow-ups, meetings, property assessments, proposals, negotiations, and closures.
Ensure qualified owner enquiries are contacted and followed up within defined SLAs.
Conduct regular pipeline reviews and identify leads requiring additional follow-up or management intervention.
Support team members with complex customer discussions, objections, negotiations, and high-value closures.
Review lost opportunities and identify improvements in pricing, sales pitches, follow-up, and service positioning.
Ensure complete and accurate CRM updates, including lead stage, next action, expected closure date, and final disposition.
Coach PAC team members to improve conversion rates and sales effectiveness.
2. Tenant Acquisition (TAC)
Oversee the TAC team and ensure marketable properties are tenanted at the earliest possible opportunity.
Monitor the complete tenant acquisition funnel, including leads, inspections, offers, negotiations, tokens, and final tenanting.
Ensure tenant enquiries are attended to and followed up within defined SLAs.
Monitor inspection activity and conversion across properties and team members.
Review properties receiving inadequate enquiries, inspections, or offers and identify reasons for non-performance.
Support the TAC team with negotiations, difficult cases, and closures.
Ensure rental analysis is accurate and properties are marketed at an optimal rent based on market conditions and comparable properties.
Closely monitor long-vacant and ageing properties and coordinate corrective action.
Monitor tenant conversion metrics and identify opportunities to improve lead-to-inspection, inspection-to-offer, and offer-to-token conversion.
Coach TAC team members to improve follow-up, negotiation, and closure performance.
3. Property Marketing & Listing Management
Oversee the marketing of all marketable properties across relevant property portals and other channels.
Ensure newly onboarded and vacating properties are listed within defined SLAs.
Ensure property listings contain accurate information, appropriate rental positioning, and good-quality photographs and videos.
Monitor advertisement performance and take corrective action for underperforming listings.
Ensure advertisements are refreshed and reposted as per the defined schedule to maintain visibility and lead generation.
4. Lead Generation & Brand Marketing
Oversee digital, social media, email, referral, partnership, and local marketing initiatives.
Work with the Manager – Sales & Marketing to implement lead-generation and brand-building plans.
Coordinate with internal teams, agencies, and vendors to ensure campaigns are executed correctly and on schedule.
Monitor campaign performance, lead volumes, lead quality, cost per lead, and conversion outcomes.
Identify opportunities to improve lead quality and optimise marketing spend.
Oversee the development of social media content, blogs, videos, testimonials, sales collateral, and other marketing materials.
Ensure marketing communication is consistent with PropertyAngel’s brand positioning and business objectives.
Work closely with PAC and TAC teams to use customer and market feedback to improve campaign messaging and targeting.
5. Team Management & Performance
Set clear weekly and monthly priorities for PAC, TAC, and Marketing teams.
Monitor individual and team performance against defined targets and KPIs.
Conduct regular team reviews, pipeline reviews, and performance discussions.
Identify performance gaps and provide coaching, guidance, and corrective action.
Ensure team members consistently follow defined processes, SOPs, and SLAs.
Support new team members with training, process understanding, and performance ramp-up.
Encourage accountability, ownership, and collaboration across teams.
Escalate significant performance, customer, or operational issues to the Manager – Sales & Marketing.
6. Reporting & Analysis
Prepare and review daily, weekly, and monthly performance reports across PAC, TAC, and Marketing.
Track key funnel metrics and conversion rates across owner and tenant acquisition.
Analyse reasons for missed targets, lost opportunities, long vacancies, and low-performing campaigns.
Track trends in lead sources, customer objections, rental expectations, tenant demand, and market conditions.
Provide actionable insights and recommendations to the Manager – Sales & Marketing.
Ensure performance discussions are supported by accurate data and measurable results.
7. Market & Competitor Research
Monitor competitors, pricing, customer propositions, and market trends.
Track rental market trends and tenant demand across relevant Bengaluru micro-markets.
Collect and analyse feedback from property owners, tenants, and sales teams.
Identify recurring customer objections, requirements, and market changes.
Recommend improvements to sales pitches, rental positioning, content, campaigns, and customer communication.
Required Experience & Skills
5–6 years of experience in Sales, Business Development, Inside Sales, Marketing, or related functions.
Prior experience managing or supervising a sales/marketing team.
Experience in real estate, property management, hospitality, or service sales will be an advantage.
Strong people-management and team-coaching skills.
Strong understanding of sales funnels, pipeline management, and conversion metrics.
Ability to analyse performance data and identify actionable improvements.
Strong negotiation and problem-solving skills.
Strong telephone, written, and face-to-face communication skills.
Ability to manage multiple teams and priorities in a fast-paced environment.
Working knowledge of CRM systems, digital marketing, social media, and performance reporting.
Good presentation and reporting skills.
Comfortable working with monthly sales, tenanting, and marketing targets.
Strong ownership, accountability, and attention to detail.
Education
Graduate degree in Marketing, Business Administration, Sales, or a related field.
