Property Lawyer - Job Description:
Roles & Responsibilities
Conduct legal due diligence for land acquisition, residential, commercial, and mixed-use real estate projects.
Verify title deeds, ownership documents, encumbrance certificates, and other property-related records.
Draft, review, and vet legal agreements, including Sale Agreements, Sale Deeds, Lease Deeds, Joint Development Agreements (JDAs), Memorandums of Understanding (MoUs), Power of Attorney (PoA), and vendor contracts.
Ensure compliance with applicable real estate laws, including RERA, land revenue laws, registration laws, and local municipal regulations.
Liaise with government authorities, registration offices, legal consultants, and regulatory bodies for approvals and registrations.
Handle property registration, mutation, and documentation processes.
Provide legal advice to management on property transactions, acquisitions, disputes, and risk mitigation.
Coordinate with internal departments such as Sales, CRM, Finance, and Projects to ensure legally compliant transactions.
Manage legal notices, litigation matters, consumer complaints, and coordinate with external advocates when required.
Maintain legal records, contracts, and property documentation in an organised and confidential manner.
Monitor changes in real estate laws and advise management on their impact on business operations.
Educational Qualifications
Bachelor's Degree in Law (LL.B.) from a recognised university.
Enrolment with the Bar Council of India is preferred.
Master's Degree (LL.M.) in Property Law, Corporate Law, or Real Estate Law is an added advantage.
Certification in RERA, Contract Law, or Property Law is desirable.
Experience
4–7+years of experience in property law, preferably in a real estate company, law firm, or property consultancy.
Strong experience in title verification, land acquisition, legal documentation, and regulatory compliance.
Key Skills
Strong knowledge of property laws, RERA, Transfer of Property Act, Registration Act, and Contract Act.
Expertise in title due diligence and document verification.
Excellent drafting and contract review skills.
Strong analytical and legal research abilities.
Negotiation and dispute resolution skills.
Attention to detail and high ethical standards.
Excellent communication and interpersonal skills.
Proficiency in Microsoft Office and legal documentation systems.
Shift Timings
Working Days: Monday to Saturday
Shift: 10:00 AM to 7:00 PM (or as per company policy)
Flexibility to work beyond office hours when required for registrations, legal hearings, or urgent property transactions.
Preferred Candidate
Experience in the real estate industry with strong knowledge of land acquisition and property documentation.
Ability to handle multiple legal matters simultaneously while maintaining confidentiality.
Strong coordination skills with government authorities, external advocates, and internal departments.
