Advocate – Roles & Responsibilities for a Real Estate Company
Job Purpose
To provide comprehensive legal support and ensure that all real estate transactions, property documentation, agreements, and legal matters comply with applicable laws and regulations.
Key Roles & Responsibilities
Draft, review, and vet property sale agreements, development agreements, lease agreements, MoUs, POAs, and other legal documents.
Conduct legal due diligence and title verification of land and properties before acquisition or development.
Verify property ownership, title deeds, revenue records, NA permissions, development permissions, and other relevant documents.
Identify and advise management on legal risks related to property transactions and projects.
Coordinate with government authorities, revenue departments, municipal authorities, RERA authorities, and other regulatory bodies.
Handle property-related notices, disputes, claims, and litigation on behalf of the company.
Coordinate with external advocates, legal consultants, and law firms whenever required.
Provide legal opinions on land acquisition, construction, development, sale, purchase, and leasing matters.
Ensure compliance with RERA, applicable property laws, registration laws, stamp duty requirements, and other relevant regulations.
Review and negotiate agreements with landowners, customers, contractors, vendors, brokers, and business partners.
Assist in registration of sale deeds, agreements, powers of attorney, and other property-related documents.
Maintain proper records of legal documents, court matters, notices, agreements, and property files.
Monitor ongoing litigation and ensure timely submission of replies, applications, affidavits, and other legal documents.
Protect the company's legal interests in property transactions and contractual matters.
Keep management updated about changes in real estate laws, regulations, court decisions, and government policies.
Support the HR/Admin and other departments on legal matters whenever required.
