Advocate – Roles & Responsibilities
For a Real Estate Company
Key Responsibilities
Property & Land Due Diligence
Conduct legal verification of land and property documents.
Verify title, ownership, possession, encumbrances, mortgages, and litigation.
Conduct title searches and prepare legal title reports.
Land & Revenue Matters
Review 7/12 extracts, property cards, mutation entries, revenue records, and other land records.
Handle land conversion, NA permissions, zoning, and revenue-related legal matters.
Coordinate with government and revenue authorities when required.
Agreement & Documentation
Draft and review Sale Agreements, Development Agreements, MoUs, Joint Venture Agreements, Lease Agreements, and related documents.
Prepare and review allotment letters, booking forms, possession letters, and conveyance documents.
Ensure documents protect the company's legal and commercial interests.
RERA & Regulatory Compliance
Assist with RERA registration, documentation, compliance, and legal correspondence.
Monitor compliance with applicable real estate laws, municipal regulations, and government requirements.
Litigation & Dispute Management
Handle property disputes, contractual disputes, recovery matters, and consumer/RERA cases.
Coordinate with external advocates and represent the company's interests before courts and authorities.
Maintain records and follow up on ongoing legal matters.
Legal Notices & Replies
Draft and respond to legal notices, government communications, and customer/vendor claims.
Provide legal opinions on disputes and proposed transactions.
Legal Risk Management
Identify potential legal risks in property transactions and business contracts.
Advise management on risk mitigation and legally compliant business practices.
Registration & Government Liaison
Coordinate with Sub-Registrar, Revenue Department, Municipal Corporation, RERA authorities, and other government offices.
Assist in registration of agreements, sale deeds, conveyance deeds, and other property documents.
Contract Management
Review contracts with contractors, architects, consultants, brokers, vendors, and customers.
Ensure appropriate legal clauses, indemnities, warranties, penalties, and termination provisions are included.
Legal Records & Reporting
Maintain organized records of property documents, agreements, court cases, notices, and legal opinions.
Prepare periodic legal status reports for management.
Key Skills

Ability to coordinate with government authorities
Preferred Qualification
LL.B. / LL.M. with relevant experience in real estate, land, revenue, RERA, property documentation, and litigation.
