Job Title: Sales Manager (Channel Partner – Digital Sales & Closing)

Job Purpose
We are looking for a tech-savvy, high-conversion Sales Manager to manage the full sales lifecycle. You will be responsible for converting high-intent digital leads into site visits and final closures, while also performing direct sourcing activities. The ideal candidate thrives in a fast-paced environment and is an expert at navigating Mumbai’s diverse residential project landscape.
Key Responsibilities
1. Digital Lead Management & Sourcing
Digital Lead Ownership: Take immediate ownership of incoming leads from Meta (Facebook/Instagram), Google Ads, and property portals (99acres, MagicBricks).
Rapid Response: Ensure a "zero-lag" response time for digital inquiries, qualifying leads through detailed telephonic consultations.
Funnel Optimization: Systematically move leads through the funnel from "Interested" to "Site Visit Scheduled" using CRM tools.
Direct Sourcing: Supplement digital leads through personal networking, referrals, and targeted outbound calling.
2. Portfolio Consultation & Closing
Project Comparison: Act as a real estate consultant, offering clients a comparative analysis of various developer projects to help them make an informed decision.
Site Visit Execution: Conduct professional site visits across different developer sites, highlighting the specific USPs, layout advantages, and ROI potential.
Negotiation & EOI: Handle price negotiations and push for the "Closing Call." Secure the Booking Amount/EOI and facilitate the documentation process between the client and the developer.
3. CRM & Performance Tracking
Data Discipline: Maintain 100% accurate records of every lead interaction, follow-up, and status change in the CRM (e.g., Erino).
Feedback Loop: Provide regular feedback to the marketing team on lead quality to help optimize digital ad spend.
