Key Responsibilities

1. Client Coordination

• Understand client requirements, budgets, and timelines in detail.

• Conduct client meetings, presentations, and design discussions.

• Present design concepts, material selections, layouts, and 3D visuals.

• Address client queries and manage design revisions professionally.

• Ensure client expectations are aligned with design intent and execution feasibility.

2. Design & Documentation

• Prepare detailed interior layouts, furniture plans, ceiling plans, electrical & lighting layouts.

• Develop design concepts, mood boards, and material palettes.

• Coordinate with 3D designers and review visual outputs for accuracy.

• Prepare and issue GFC (Good for Construction) drawings for execution.

• Ensure drawings comply with site conditions and execution standards.

3. BOQ Preparation & Costing

• Prepare detailed BOQs based on final drawings and specifications.

• Coordinate with vendors and contractors for quotations and rate analysis.

• Assist in value engineering to optimize costs without compromising design quality.

• Update BOQs based on design changes and site variations.

• Support management during final cost approvals and negotiations.

4. Vendor & Contractor Coordination

• Coordinate with carpenters, electricians, plumbers, POP contractors, painters, HVAC, and other agencies.

• Finalize material specifications and ensure timely procurement.

• Share drawings and clarify execution details with site teams.

• Resolve on-site technical and design-related issues.

• Maintain professional relationships with vendors and contractors.

5. Site Execution & Supervision

• Conduct regular site visits to monitor execution as per drawings and design intent.

• Ensure workmanship quality, material compliance, and safety standards.

• Coordinate with project managers to ensure timelines are met.

• Handle site-level problem-solving and design modifications if required.

6. Site Billing & Measurement

• Prepare and verify running account (RA) bills and final bills.

• Take site measurements for completed work.

• Cross-check contractor bills with approved BOQs and work progress.

• Maintain billing records and submit timely billing reports to accounts/project management teams.

• Support project-wise cost tracking and reconciliation.

7. Internal Coordination & Reporting

• Coordinate with project managers, accounts, and procurement teams.

• Maintain proper documentation for drawings, BOQs, approvals, and bills.

• Submit regular project status updates to seniors/management.

• Assist in mentoring junior designers and interns.

• Expertise in BOQ preparation, measurement, and site billing.

• Excellent client-handling and communication skills.

• Ability to coordinate multiple vendors and contractors.

• Problem-solving mindset and attention to detail.

• Time management and ability to handle multiple projects.

Software Knowledge

• AutoCAD (Mandatory)

• SketchUp / 3Ds Max (preferred)

• MS Excel (for BOQs & billing)

• MS Office / Google Workspace
