Architect

Main Responsibilities: • To do research for design development.
• Implement guidelines /Instructions given Design / Construction Head .
• Coordinate with concerned officials for completion of activities and resolve associated issues.
• Informing new activities and associated due-dates of activities as per Master-plan of Project coordination & Project Schedule in relation with document-list of project.
• Negotiating postponed due-dates of delayed activities as per Term plan. • Completing Routine-processes as per company’s requirement. E.g Periodic-reports, Dwg-lists, Progress-status etc.
• Arrangement & conduct of project weekly meeting, sending conclusions of meeting mail.
• Escalate issues to higher officials, if required.
• Data provision to internal departments and external agencies, as required. • Preparing payment notes & payment-tracking sheets for process of consultancy bills.
• Coordination of issues highlighted by Marketing and sales dept.
• Coordination with Legal Dept, Qs Dept, Contracts Dept, Planning Dept, Site project Manager and All Respective Consultants. Responsibilities Stage Wise  1. Design Stage
• To do research for design development and introduce new technique, methods or details to enhance final product.
• To do market analysis, project visits and conclusive discussion with design head.
• Search good architects and firms suitable for upcoming product.
• Discuss proposed site location, site areas , probable design product including areas with design head for making design brief.
• Float tender or invite architects for competition of new proposed project.
• Review conceptual scheme with Design head and Sales - Marketing team and give suggestions in design.
• Finalize architect and do design development process to finalize conceptual scheme and product design with unit and building plan.
• Appoint lisoning architect and make sure IFD set is converted in to submission drawings as per local authority rules and regulations and sales drawing. • After approval of Design from Construction and Sales - marketing head, drawings and areas are issued to marketing , ERP and sales team.
• Make sure that IFD,lisoning, fire and sales drawings are same and there is no discrepancy in drawings as well as in areas.
• Make sure that sales docket is as per IFD and Legal drawings.
• Take necessary surveys and test on sites as per consultants requirement. 2. Before Construction Stage

• Appoint all Consultant like Structure , MEP, Fire, Environmental , etc. on board and finalize their fees, drawing deliverables and work orders with terms and conditions.
• Follow up for drawings deliverable on time.
• Arrange weekly or monthly meeting to co ordinate for drawing deliverables.
• To discuss and finalize Master plan with building positions, Utility locations, levels and road layout.
• To discuss and finalize column position, framing plan,Fixtures and Condute layouts,  communication and security services,LT-HT lines, External drainage services , STP-WTP calculations and designs, drainage , storm water lines , fire fighting , solid waste management layouts and irrigation water distribution from  structural, electrical and plumbing drawings. 
• Market visits for selection of material like, tiles , CP sanitary etc.with budget constraints.
• Discuss and finalize specifications - rate with Design and Construction head , Purchase Dept and Qs Team. • Give value engineering input for RCC/finishing/Services and finalization of specification  .
• Provide all Necessary drawings and specification to prepare preliminary budget.
• Discuss budget to all heads and get approval for all specifications and rates.
• If project need Environmental Clearance then co ordinate with EC consultant and make sure EC report to be generated and attend a meeting for the same. with all co ordination get EC certificate. • Provide all GFC/advance copy of drawings to QS ,Contracts team and project manager for their final budget ,Contracts and comments.
• Suggestions from Execution team, Qs. and Contracts team to be incorporate in drawings and issue hard copy on site.
• Follow up with lisoning architect and approve drawings from authorities in time. 3. During Construction Stage

• Implement instruction given by Design - Construction Head.
• To make and discuss MIS , Project learning reports periodically.
• Drawing distribution update with planning team.
• Discussion of major key issues of project and seeking decision from design or construction head.
• Timely site visits to ensure work on site is according to issued drawings.
• Mock up approvals in co-ordination with Design Head.
• Timely resolution site queries in coordination with Consultants.
• Make sure that budget review to be done periodically to escalate budgetary difference between planned and actual cost of material and changes can be done to construct within budget.
4. After Construction Stage
• Provide as built drawings for society formation activity.
• Survey for suggestions from clients or end users for betterment of future products.
• After handover of building to CRM, do analysis of all mistakes and make report so next time we could improve.
