Role Overview
The Real Estate Sales Executive is a field-first role. You will be the eyes and ears of Vertex Realtors on the ground. Your primary responsibility is to operate within your assigned territory in Patna, scout and map available properties, build inventory knowledge, and convert customer leads — assigned by the backend team — into successful deals. This is an active, movement-intensive role that demands energy, people skills, and local market awareness.
Key Responsibilities
1. Territory Scouting & Inventory Building
• Ride through your assigned territory in Patna daily on a two-wheeler
• Identify and document properties available for rent, lease, or sale
• Note property type (residential, commercial, industrial, land/plot), size, condition, and asking price
• Collect owner/broker contact details and report findings to the backend team
• Regularly update the inventory list by revisiting territory for new listings or status changes
• Build strong local contacts — watchmen, neighbors, local agents — to get early leads on new availabilities
2. Customer Follow-Up & Property Visits
• Receive customer leads and requirements from the backend team
• Study the customer's requirement (budget, preferred area, property type, usage) before visiting
• Shortlist matching properties from available inventory and plan visit schedules
• Accompany customers for site visits and property inspections
• Present properties effectively, highlighting features, location advantages, and value
• Handle customer queries and objections on the spot with clarity and confidence
3. Sales Negotiation & Deal Closure
• Negotiate price, terms, and conditions between buyer/tenant and seller/owner
• Coordinate with the backend team for documentation, agreement drafting, and deal processing
• Follow up with customers regularly until the deal is closed
• Ensure a smooth handover and positive customer experience post-deal
4. Reporting & Coordination
• Maintain daily activity reports — properties scouted, customers met, visits done, follow-ups pending
• Share field updates, market intelligence, and new inventory details with backend team promptly
• Attend team meetings and review sessions with the Sales Manager
• Provide feedback on customer preferences and market trends observed in the field
Required Skills & Competencies
• Strong knowledge of Patna's localities, areas, and real estate micro-markets
• Excellent communication and persuasion skills in Hindi (knowledge of Bhojpuri/Maithili a plus)
• Ability to build trust and rapport with customers quickly
• Self-motivated, target-driven, and comfortable working independently in the field
• Basic smartphone proficiency — WhatsApp, Google Maps, camera for property documentation
• Honest, reliable, and customer-first attitude
• Ability to handle rejection and persist through long sales cycles

Education
Minimum 10+2 (Graduates preferred)
Experience
0–3 years (Freshers with local knowledge welcome)

Own two-wheeler with valid driving licence (mandatory)

A Day in the Life
You start your morning checking leads and assignments shared by the backend team. You plan your route through your territory, visit 2–3 properties to verify availability and update the inventory, then meet 1–2 customers for site visits. You convince them, handle objections, and push deals forward. You wrap up with a field report on WhatsApp to the team. Every day is different, every deal is a challenge — and every closure is a win.
