🎯 Role Overview

The Residential Real Estate Sales Executive will be responsible for driving property sales in the North Bangalore region. This is a field-intensive role requiring extensive travel within the defined territory to meet clients, conduct site visits, and manage the end-to-end sales lifecycle for residential properties. The ideal candidate will be a highly motivated self-starter with excellent interpersonal skills and a deep understanding of the local real estate market.


🔑 Key Responsibilities

1. Sales and Lead Management

  • Generate new leads through networking, cold calls, client referrals, and marketing initiatives to build a strong sales pipeline.

  • Manage and follow up on leads generated through various channels, ensuring high conversion rates.

  • Conduct property sales presentations and effectively communicate the value proposition of residential projects to prospective buyers.

  • Achieve and exceed assigned monthly/quarterly sales targets for residential property sales.

2. Client Relationship and Site Visits

  • Establish and maintain strong, trust-based relationships with prospective and existing clients.

  • Schedule and conduct site visits for properties located across North Bangalore, providing comprehensive information about the projects and surrounding amenities.

  • Regularly travel within the designated sales territory to meet clients and facilitate property viewings, often during non-traditional business hours.

3. Negotiation and Documentation

  • Act as a mediator between buyers and the company, effectively negotiating terms and pricing to secure profitable deals.

  • Guide clients through the financial and legal aspects of the property purchase, including understanding RERA guidelines, stamp duty, registration fees, and home loan processes.

  • Ensure all necessary sales documentation (agreements, applications, etc.) is completed accurately and in a timely manner.

4. Market Knowledge

  • Maintain an up-to-date and in-depth understanding of the North Bangalore real estate market, including micro-market trends, competitor projects, and pricing strategies.

  • Provide market insights and expert advice to clients to help them make informed buying decisions.

  • Keep abreast of upcoming infrastructure projects (Metro, highways, etc.) that could impact property values in the region.


💼 Required Qualifications and Skills

Educational & Experience Requirements

  • Education: Any Graduate (Bachelors/Masters degree in any stream is acceptable).

  • Experience: Previous experience in residential real estate sales or a similar field sales role is highly preferred. Freshers with a strong aptitude for sales and a willingness to learn may also be considered.

Skills and Competencies

  • Mandatory Requirement: Ready to Travel extensively across North Bangalore to cover the sales territory.

  • Excellent Communication and Interpersonal Skills: Fluent in English and local languages (e.g., Kannada, Hindi) to effectively engage with diverse clients.

  • Strong Negotiation and Closing Skills: Proven ability to manage objections and close sales efficiently.

  • Client-Focused Approach: High level of professionalism, integrity, and dedication to customer service.

  • Self-Motivated and Target-Driven: Ability to work independently and under pressure to meet sales quotas.

  • Local Knowledge: Familiarity with the geography and residential hotspots of North Bangalore is a significant advantage.
