Property Sales Executive

1. Experience & Domain Expertise

• 3+ years of experience specifically in:

  • Industrial leasing (warehouses, mobile/ electronic factories, BTS facilities)

  • Logistics parks / 3PL requirements

  • Institutional clients (School, college, hospitals, R&D centre MNCs, e-commerce, data centres)

2. Core Skills Required

A. Leasing, Negotiation & Transaction Structuring

• Ability to handle large-scale industrial leases (50k – 500k+ sq ft).

• Expertise in:

  • Technical evaluation of industrial/cold shell spaces

  • Rental benchmarking & CAM structures

  • BTS (Built-to-Suit) negotiations

  • Long-term institutional lease structures (9–15 years)

• Familiar with critical industrial leasing terms:

  • Clear height, floor load capacity, docking ratio

  • Power load, fire & safety compliance

  • Zoning, conversion charges, utility norms

B. Market Intelligence & Regulatory Knowledge

• Deep understanding of:

  • Electronic manufacturing, Research and development centers, training centers

  • Logistics demand drivers in NCR

  • Industrial policy, warehousing norms, and NOCs

  • Universities, international education institutions, schools, clubs, banquets 

3. Personal Traits & Professional Qualities

• High degree of professionalism and credibility with institutional clients

• Analytical thinker with strong problem-solving skills

• Exceptional communication and technical presentation ability

• Target-driven, disciplined, and strong follow-up capability

• Ability to travel frequently across industrial corridors and multi-city clusters

• Strong ethics and transparent deal handling (critical for institutional clients)

4. Preferred Qualifications

• Graduate; MBA in real estate, logistics, or marketing preferred

• Certifications in industrial real estate, supply chain, or CRE (optional but advantageous)

• A vehicle and valid license for field mobility.

• Number of qualified institutional leads generated

• Site visits & proposal submissions

• Industrial leasing closures per quarter

• Volume of space leased (sq ft)

• New relationships established with park developers & institutional landlords
