Job Summary
The Business Development Executive will spearhead SKV’s client acquisition efforts for institutional projects—focusing on hospitality (hotels/resorts), education (schools/colleges), and institutional (government/NGO) segments. This role demands strong industry relationships, strategic networking, and an ability to translate market intelligence into actionable leads.

Key Responsibilities

  • Identify, research, and pursue new business opportunities in the hospitality, education, and institutional sectors by leveraging existing industry contacts and developing new relationships with key decision-makers (e.g., hotel owners, school trustees, institutional procurement heads).

  • Develop and maintain a pipeline of qualified leads, preparing periodic sales forecasts and updating the CRM with progress notes, client feedback, and next steps.

  • Conduct market mapping exercises to understand sector-specific procurement cycles—e.g., academic calendar-driven fit-outs for schools or off-season renovations for hotels—and align SKV’s outreach strategy accordingly.

  • Prepare and deliver persuasive sales presentations and proposals that highlight SKV’s expertise in interior fit-outs for each target segment; customize value propositions (e.g., durability of finishes in high-traffic educational spaces, luxury-oriented material selection for boutique hotels, compliance-driven solutions for institutional projects).

  • Collaborate with the Design and Estimation teams to develop concept-driven pitch decks, BOQ outlines, and preliminary budget estimates to support client discussions.

  • Represent SKV at industry events, conferences, and trade shows (e.g., hospitality expos, educational infrastructure seminars, government tenders), showcasing case studies and building brand awareness.

  • Negotiate terms and commercial structures (rates, payment schedules, milestone definitions) in alignment with SKV’s financial objectives, ensuring profitable and sustainable project wins.

  • Monitor competitor activities, market trends, and policy updates in each sector to identify emerging opportunities or potential threats.

  • Maintain post-sales relationships to secure repeat business and identify cross-selling opportunities (e.g., furniture supply, post-handover maintenance).

Qualifications

  • Bachelor’s degree in Business Management, Hospitality Management, Architecture, Civil Engineering, or a related field.

Experience

  • Minimum 5+ years of business development experience, with a proven track record of winning interior fit-out contracts in at least two of the following sectors: hospitality, education, or institutional/government.

  • Established network of contacts in hotel chains, educational institutions, or government procurement departments.

Core Skills & Competencies

  • Exceptional negotiation and presentation skills, with fluency in English (written and verbal); additional language proficiency (e.g., Hindi, regional languages) is a plus for local market outreach.

  • Strong analytical abilities to assess RFPs, tender documents, and technical requirements.

  • Proficiency in CRM software (e.g., Salesforce, Zoho CRM) and MS Office Suite (particularly PowerPoint and Excel).

  • Target-oriented mindset with a history of meeting or exceeding annual sales targets.

  • Ability to travel for client meetings, site visits, and industry events (approximately 20–30% travel).


Project Head
Job Summary
The Project Head will be responsible for end-to-end management of SKV’s institutional fit-out projects, ensuring delivery within scope, time, quality, and budget constraints. Focused on hospitality, education, and institutional sites, this leadership role demands deep industry knowledge, strategic oversight, and client-focused project governance.

Key Responsibilities

  • Provide overall leadership for multiple concurrent fit-out projects—such as boutique hotels, school campuses, and institutional administrative centers—managing timelines, budgets, and resource allocations.

  • Develop comprehensive project plans, including WBS (Work Breakdown Structure), detailed schedules (Gantt charts/MS Project), risk registers, and quality control checkpoints specific to each sector’s regulatory requirements (e.g., hotel fire clearances, educational safety norms, institutional accessibility standards).

  • Lead weekly/monthly project review meetings with internal teams (Design, QS, Procurement, Safety, Quality) to track progress, identify bottlenecks, and implement corrective actions.

  • Serve as the primary interface with key stakeholders (owners, facility managers, school board members, government officials), providing regular project updates through structured MIS reports.

  • Approve major subcontractor selections (e.g., HVAC vendors for hotel kitchens, custom furniture vendors for university libraries, specialized partition installers for institutional research labs) based on prequalification criteria and performance history.

  • Monitor and control project budgets, oversee change management processes (variation orders), and ensure final project costs align within contractual provisions.

  • Mentor and guide Project Managers and Engineers under the Project Head hierarchy, fostering a culture of accountability, continuous improvement, and sector-specific best practices.

  • Ensure strict adherence to safety, quality, and environmental standards—coordinate with the Safety Officer and Quality Engineer to conduct site audits, HSE (Health, Safety, and Environment) inductions, and post-installation quality verifications.

  • Facilitate post-occupancy evaluations, gather client feedback, and generate lessons-learned reports to enhance SKV’s project delivery frameworks.

Qualifications

  • Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or related discipline. NICMAR qualification preferred.

Experience

  • Minimum 10+ years of progressive experience in managing large-scale interior fit-out projects, with at least two full-cycle projects each in hospitality (minimum ₹5 Cr hotels), education (campus fit-outs), and institutional categories.

  • Proven track record of delivering projects valued at ₹10 Cr+ on time and within budget.

Core Skills & Competencies

  • Advanced proficiency in MS Project, Primavera P6 (or equivalent), and MS Excel (including macros for budget tracking).

  • Strong financial acumen—able to forecast cash flows, manage P&L, and evaluate ROI for interior fit-out investments.

  • Excellent leadership and stakeholder management skills; adept at conflict resolution and fostering collaborative team environments.

  • Sound knowledge of statutory approvals (e.g., building permits, fire NOCs, municipal clearances) relevant to each sector.

  • Exceptional communication skills—comfortable presenting at executive-level reviews, board meetings, and client steering committee sessions.
