About the Role An established real estate developer in Kolkata is seeking a dynamic and commercially driven manager for real estate sales and leasing to lead the marketing, leasing, and sale of premium commercial and mixed-use real estate spaces they have developed. This role is ideal for professionals with a strong background in commercial real estate sales, leasing transactions, institutional client handling, and relationship-driven business development.
The incumbent will play a key role in optimising occupancy, accelerating sales closures, and building long-term relationships with corporate occupiers, brokers, investors, and channel partners.
Key Responsibilities
Sales & Leasing Drive sales of commercial office/retail spaces, retail units, and premium real estate inventory.
Identify and engage prospective tenants, occupiers, investors, and institutional buyers.
Generate qualified leads through broker networks, channel partners, direct outreach, and strategic alliances.
Conduct property presentations, site visits, and commercial negotiations to close transactions.
Build a healthy pipeline of mandates, prospects, and active opportunities.
Business Development Develop strong relationships with IPCs (International Property Consultants), local brokers, channel partners, and corporate leasing heads.
Network with large occupiers, food brands, startups, retail brands, and business houses for leasing opportunities.
Track market demand, pricing trends, and competitor activity to improve positioning strategy. Create targeted campaigns to increase visibility and conversion of available inventory.
Commercial Negotiation & Deal Closure Lead negotiations on commercials, lease terms, lock-ins, fit-out clauses, and sale agreements.
Coordinate with legal, finance, and project teams for documentation and transaction closure.
Ensure timely collection of deposits, rentals, booking advances, and contractual documentation.
Client Relationship Management Deliver a premium customer engagement experience from first interaction to closure.
Build long-term tenant and buyer relationships that support repeat business and referrals.
Address client queries professionally and provide consultative selling support. Reporting & MIS Maintain accurate sales pipeline and funnels, lead conversion metrics, and occupancy dashboards.
Present weekly updates on closures, negotiations, and market opportunities to management.
Ideal Candidate Profile 5 years of experience in commercial real estate sales / leasing / property advisory / developer sales.
Proven track record of closing commercial space leasing or high-value property sales. Strong network with brokers, IPCs, and corporate clients in the Kolkata market.
Sound understanding of lease and sale structuring, commercial negotiations, and market pricing.
Strong communication, negotiation, and client-facing maturity. Comfortable with field meetings, site visits, and relationship-led selling.
