Key Roles & Responsibilities
1. Electrical Maintenance
Perform routine inspection and maintenance of electrical systems, panels, DBs, and wiring.
Attend minor electrical faults, including lighting, switches, MCB trips, and common area breakdowns.
Assist in maintenance of DG sets, transformers, and LT panels.
2. Plumbing & Water Systems
Handle minor plumbing works such as leakages, blockages, valve replacements, and fittings.
Monitor water supply systems, pumps, pipelines, and overhead/underground tanks.
Assist in maintaining STP (Sewage Treatment Plant) and WTP operations.
3. HVAC & Equipment Support
Support basic maintenance of HVAC systems, exhaust systems, and ventilation units.
Monitor equipment performance and report abnormalities.
4. Civil & General Maintenance
Carry out minor civil works such as patchwork, tiling repairs, and fixtures installation.
Ensure upkeep of common areas, basements, and utility rooms.
5. Preventive Maintenance
Execute scheduled preventive maintenance activities as per AMC schedules.
Maintain checklists and ensure all equipment is serviced periodically.
6. Breakdown Management
Attend and resolve complaints raised by residents within defined TAT.
Coordinate with vendors for major repairs beyond scope.
7. Safety & Compliance
Follow all safety protocols and PPE requirements while performing tasks.
Ensure compliance with electrical and maintenance safety standards.
8. Documentation & Reporting
Maintain logs for:
Daily work activities
Complaint resolution
Equipment status
Report daily activities to the Supervisor / Facility Manager.
9. Resident Coordination
Interact professionally with residents for complaint resolution.
Ensure minimum disruption while carrying out maintenance work.
Skills & Requirements
Basic knowledge of Electrical + Plumbing + General Maintenance
Ability to handle multiple maintenance tasks independently
Problem-solving attitude and quick response capability
Familiarity with apartment systems (DG, STP, Pumps, Panels)
Experience & Qualification
Experience: 2–3 Years in facility management / residential projects
Qualification: ITI / Diploma in Electrical / Mechanical or relevant field
