Communication Skills: Will have to speak with clients and supervisors, so the ability to understand the instructions and communicate effectively will benefit greatly.
Recordkeeping: When dealing with controlled substances, dangerous chemicals, or working solo in the field, will need to document all actions and whereabouts and share with the team.
Attention to Detail: Must be able to pay attention to the minute details of their respective job, whether that is diagnostic testing, working on systems or recording any issues.
Technical Skills:
Ø Should be able to understand and operate and maintain the equipments and systems.
Ø Should have a better knowledge to handle the drawings, manuals etc. as per OEM procedures.
Ø Should be able to understand and read the drawings (SLD of plumbing networks and Electrical SLD), Water Line facilities, Power & Control systems and all related power distribution system/feeders.
Ø To have knowledge of issuing permits.
Ø To have knowledge of identifying hazards and analyzing risk factors and should be able to take effective control measures.
Ø To have knowledge on current capacities of components and different kinds of cables.
Ø Knowledge in using all type of electrical tools, insulation capacity, analogue and digital measuring instruments etc.
Ø Should be able to use Microsoft Office for preparing reports and presentations.
Ø Should have a knowledge on preparing daily, weekly and monthly reports.
Ø Knowledge of first aid including Basic life support activities.
Ø Knowledge of using chemicals and their safety procedures.

RESPONSIBILITIES:
· To coordinate and lead the team of team leaders, supervisors, technicians, operators, civil workers, etc., to cover various areas of responsibility.
· To assign the tasks to staff and supervise all assigned tasks are performed as directed and monitor the deadlines for all scheduled tasks.
· To supervise shift operations and operational requirements are maintained as instructed.
· Staff management, task priorities and work methods must be coordinated in time.
· To guide the staff to understand and operate complex machinery and systems upon break downs.
· To monitor and ensure the achievement of agreed service levels and following up on any deficiencies / snags.
· Preparation of maintenance concepts, improvement proposals as well as material evaluations for the plant related maintenance.
· Ensure economic functionality of the technical department.
· Responsible for all periodic and timely reporting.
· To study equipment performance timely and update observations to superiors.
· To assist in installing new equipment and systems, troubleshoot and repair equipments if required.
· To ensure vendor activities are performed only after the issue of permits.
· To ensure activities are performed with all safety measures and with quality work.
· To ensure all hazards are identified and mitigated with necessary control measures.
· To ensure all records and logs are maintained with required parameters and authenticated with necessary signatures and as instructed.
· To prepare reports and analysis – according to contract and/or customer requirement.
· To respond to routine and emergency calls for all operational issues.
· To ensure all stock/inventories are up to date.
· Have walk through and observe the abnormalities/complaints and escalate the observed issues by raising the helpdesk tickets.
· To ensure zero accidents, zero incidents and 100% upkeep and uptime of all equipments.
· To ensure all technicians, plumbers and operators are well groomed and all safety gadgets are used while performing certain activity in the work premises.
· Verify invoices, delivery notes and work hours (In-house and external vendors and suppliers).
· To train and get trained for specific work related activities.
· To perform duties with high level of Integrity, Commitment and responsibility.
· To abide by company rules and policies.
Authorities:
· Authorized to give technical and personal instructions to the staff and the contractors within the framework of the area of responsibility.
· Independent compilation of work documents of the objects according to CLIENTS & TCFM authority regulations.
· To monitor and demonstrate achievement of agreed service levels and to lead on improvement.
· To identify the requirement of vendor works and permit for the same on approval from authority.
· Organize materials that is required for the technical works by in-house or vendor’ team if any.
· To monitor warranty deadlines and AMC’s and act accordingly.
· Preparation of maintenance concepts, improvement proposals as well as substance evaluations for the plant related maintenance.
ROUTINE ACTIVITIES:
· To ensure proper grooming of all staff.
· To ensure all staffs are attending the briefing sessions with previous / next shift team to share the happenings/findings during their engaged/proposed operation hours at the time of resuming (Start) and end of the shifts. Never leave even a small issue without discussing with the team and reporting the same to Block Engineer/AFM.
· To prepare daily, weekly and monthly reports as required and instructed.
· Have a Walkthrough in and around the buildings and facilities (Visual inspection of Operational issues, Technical issues, Equipments working condition, civil issues and Housekeeping issues, signage conditions) and escalate and ensure all the observed abnormalities and issues are closed.
· Ensure all Common area lights (including street lights and MLCP lights) in and around the blocks are ON/OFF as per requirement.
· Ensure all equipments (Panels, DG, STP, Lifts, WTP, Fire Pumps, Fire related equipments, etc.) are working in good condition (No Abnormal noise, No leakage, No vibration, not overheating etc.).
· Ensure all equipments (Water Body, Lights, STP pumps and motors, etc.) are switched ON/OFF as per scheduled timings.
· Ensure parameters of all equipments are well within the limits, if required instruct team to troubleshoot and resolve the issue.
· To study equipment performance timely and update observations to superiors.
· Monitor all equipment operations data.
· To ensure the PPM activities are planned and carried out as per 52 week schedule.
· To ensure availability of sufficient tools, PPEs’, materials, etc., for works to be carried out in blocks.
· Check and authenticate all required documents and ensure the documentation in digital records and hard copies are updated properly as per schedule with all required parameters as per standards.
· Incident reporting and Root cause analysis to be made if any incidents are taken place.
· Identify and prepare job sheets, work permits for external vendors.
· To ensure all vendor activities are performed according to the permits issued.
· To monitor, coordinate and/or escort AMC and/or vendor activities for quality work with all fire and safety measures.
· Supervising and coordinating work of contractors for the better-quality job executions as per standards.
· Check and ensure upkeep of all equipments and utility rooms.
· To ensure the building facility meets health and safety requirements at all areas.
· Check and ensure fire and emergency detectors are working normal.
· Ensure all Fire Extinguishing equipments, Fire exits and Emergency exits are free from obstacles and are easily accessible and operable at any given time.
· Check and ensure area is free from all unwanted, flammable and combustible materials.
· Check and ensure the diesel availability at blocks as per requirement.
· Check and ensure there is no chemical/diesel spillage and/or leakage observed, if any observed take necessary actions.
· To perform all tasks as directed by superiors.
· To ensure all complaints are attended and closed.
· To ensure proper PPE usage while carrying out any activities in the work location.
· To ensure and follow hierarchy of eliminating risk factors while working.
· To attend and provide trainings as required.
· Report to AFM on status of all AMC developments & service reports.
· To check and ensure the quality of treated water is given for garden supply, cooling towers/condensers and keep in records.
· To ensure stock/inventory is up to date.
· To support/assist team members, if and when required.
