A Property Operations Manager is responsible for the overall day-to-day management and maintenance of real estate properties to ensure they run smoothly, meet safety standards, and maximize owner satisfaction and revenue.
Key Responsibilities and Duties
Property Maintenance and Upkeep: Overseeing routine maintenance, coordinating repairs, managing preventive maintenance schedules, and ensuring all properties meet health, safety, and environmental standards.
Tenant Management: Handling tenant inquiries, complaints, and service requests, enforcing lease agreements and occupancy rules, and managing the move-in and move-out processes.
Leasing and Marketing Support: Assisting with advertising vacant properties, screening potential tenants, negotiating leases, and working to maintain high occupancy rates.
Financial Oversight: Preparing and managing property operating budgets, tracking expenses and income, collecting rent and deposits, and generating financial reports for owners.
Vendor and Contractor Management: Negotiating and managing contracts with external service providers (e.g., landscaping, security, cleaning, utilities), and monitoring their performance.
Legal Compliance and Risk Management: Ensuring all property operations comply with local, state, and federal laws and regulations, including fair housing laws, and developing emergency and risk management plans.
Staff Supervision: Supervising and training on-site maintenance and support staff to ensure efficient daily operations.
Inspections: Conducting regular property inspections to identify maintenance needs and ensure quality standards are met.
Qualifications and Skills
Experience: Proven experience in property management, facility management, or real estate operations is typically required.
Knowledge: A solid understanding of property management software, financial principles (budgeting, accounting), and local property laws and regulations.
