LAP (Loan Against Property) – Connector Work Profile
LAP का मतलब है Loan Against Property, जिसमें ग्राहक अपनी residential/commercial property को security/mortgage के रूप में रखकर loan लेता है।
Connector का मुख्य काम
Connector का काम नई LAP Loan Files Source करना और उन्हें starting से लेकर loan disbursement तक process में coordinate करना है।
Complete Process – Starting to End
1. Customer / Lead Sourcing
- ऐसे customers ढूँढना जिन्हें property के against loan की जरूरत हो।
- Customer की basic requirement समझना:
- Loan Amount
- Property Location
- Property Type
- Customer का Business/Job
- Existing Loan / EMI
- Loan की Purpose
2. Initial Customer Screening
- Customer की basic eligibility check करना।
- Property किसके नाम है और ownership clear है या नहीं, यह समझना।
- Approximate property value और required loan amount की जानकारी लेना।
- Customer को गलत commitment या guaranteed approval नहीं देना।
3. Documents Collection
Customer से required documents collect करवाना, जैसे:
- Aadhaar Card
- PAN Card
- Address Proof
- Photograph
- Bank Statement
- Income Proof / ITR / Salary Slip आदि
- Property के documents
- Existing Loan Documents, अगर कोई loan चल रहा है।
4. File Preparation & Login
- Documents को properly arrange/check करके concerned DSA/Bank/NBFC team को देना।
- Complete file Loan Login के लिए submit करवाना।
- Missing documents या discrepancies होने पर customer से documents complete करवाना।
5. Credit / Verification Process
File login होने के बाद:
- Customer verification
- Residence/Office verification
- Income verification
- Banking analysis
- CIBIL/credit assessment
- Property-related verification
इन सभी stages में Connector को customer और processing team के बीच proper coordination रखना होता है।
6. Property Valuation & Legal
- Property की technical valuation करवाना।
- Legal team द्वारा property documents की legal verification करवाना।
- Property में कोई legal/documentation issue हो तो उसे customer और concerned team के साथ coordinate करके resolve करवाना।
7. Sanction Process
Credit, income, property valuation और legal verification के बाद eligible file का sanction process होता है।
Connector का काम:
- Customer को sanction terms समझाना।
- Required pending documents/conditions complete करवाना।
- Processing team के साथ regular follow-up रखना।
8. Agreement / Mortgage / Documentation
Sanction के बाद:
- Loan agreement
- Mortgage-related documentation
- Stamp duty / registration requirements, जहाँ applicable हों
- Original property documents जमा करने की प्रक्रिया
इन सभी में customer को proper coordination देना।
9. Disbursement
सभी conditions और documentation complete होने के बाद loan disbursement होता है।
Connector को:
- Final pending requirements check करवानी हैं।
- Customer और lender के बीच coordination करना है।
- Disbursement तक regular follow-up रखना है।
Connector की Responsibility
Lead → Customer Screening → Documents → File Login → Verification → Legal → Technical → Sanction → Documentation → Disbursement
यानी Connector का काम सिर्फ customer का number देना नहीं है। एक genuine LAP file source करके उसे properly process करवाते हुए disbursement तक follow-up और coordination करना है।

Important
- Customer को loan approval की guarantee नहीं देनी है।
- गलत documents या गलत information submit नहीं करनी है।
- केवल genuine customer और genuine property files source करनी हैं।
- Final loan approval lender की credit, legal, technical और policy assessment पर depend करेगा।
Target: Genuine LAP files source करना और हर file को proper coordination के साथ Login से Disbursement तक ले जाना।
