Preventive & Routine Maintenance:
Inspect and maintain all common area electrical systems (lights, panels, DBs, meters).
Schedule and perform regular preventive maintenance for LT panels, UPS, DG wiring, solar systems, etc.
Electrical Repairs & Troubleshooting:
Attend to complaints raised by residents related to electrical faults (fuse trips, power outage, etc.).
Identify and repair faults in lighting systems, sockets, switches, ceiling fans, exhausts, etc.
Backup Power Systems:
Monitor DG sets, UPS, and inverters; ensure proper auto/manual changeover during power failures.
Keep logbooks for generator usage and fuel consumption.
Common Area Management:
Maintain lighting in corridors, basement, staircases, garden areas, and parking.
Check and replace fused or malfunctioning bulbs, tubes, or fittings.
Energy Management:
Monitor electricity consumption trends.
Suggest energy-saving improvements (LED upgrades, timer-based lighting, sensor automation).
Wiring & Installation:
Install or modify internal wiring and fittings for common utility areas.
Assist in new connections, MCC panel wiring, earthing systems, and cable management.
LT Panel & Metering:
Periodic inspection and maintenance of the LT panel.
Coordinate with BESCOM for any meter issues or sanctioned load requirements.
Lift Electrical Monitoring:
Ensure proper functioning of lift electricals (in coordination with the AMC vendor).
Immediate support in case of lift shutdown due to power/electrical issue.
Safety Compliance:
Ensure all electrical work complies with local regulations and safety standards.
Conduct regular safety audits (with Facility Manager) to identify and eliminate electrical hazards.
Logs & Records:
Maintain daily checklist for DG, LT panel, UPS, and solar systems.
Keep records of issues attended, material used, and pending electrical complaints.
Vendor Coordination:
Assist in supervising external vendors during electrical repair or upgrade work.
Report major faults that require AMC vendor intervention.
Resident Interaction:
Attend to minor resident requests (with facility team approval) such as tripped MCBs, light repairs, etc.
Team Coordination:
Work closely with plumbers, security, and housekeeping to resolve cross-functional issues.
