Electrician

Primary Roles:

1. Preventive & Routine Maintenance:

   • Inspect and maintain all common area electrical systems (lights, panels, DBs, meters).

   • Schedule and perform regular preventive maintenance for LT panels, UPS, DG wiring, solar systems, etc.

2. Electrical Repairs & Troubleshooting:

   • Attend to complaints raised by residents related to electrical faults (fuse trips, power outage, etc.).

   • Identify and repair faults in lighting systems, sockets, switches, ceiling fans, exhausts, etc.

3. Backup Power Systems:

   • Monitor DG sets, UPS, and inverters; ensure proper auto/manual changeover during power failures.

   • Keep logbooks for generator usage and fuel consumption.

4. Common Area Management:

   • Maintain lighting in corridors, basement, staircases, garden areas, and parking.

   • Check and replace fused or malfunctioning bulbs, tubes, or fittings.

5. Energy Management:

   • Monitor electricity consumption trends.

   • Suggest energy-saving improvements (LED upgrades, timer-based lighting, sensor automation).

🛠️ Technical Responsibilities:

1. Wiring & Installation:

   • Install or modify internal wiring and fittings for common utility areas.

   • Assist in new connections, MCC panel wiring, earthing systems, and cable management.

2. LT Panel & Metering:

   • Periodic inspection and maintenance of the LT panel.

   • Coordinate with BESCOM for any meter issues or sanctioned load requirements.

3. Lift Electrical Monitoring:

   • Ensure proper functioning of lift electricals (in coordination with the AMC vendor).

   • Immediate support in case of lift shutdown due to power/electrical issue.

📋 Compliance & Documentation:

1. Safety Compliance:

   • Ensure all electrical work complies with local regulations and safety standards.

   • Conduct regular safety audits (with Facility Manager) to identify and eliminate electrical hazards.

2. Logs & Records:

   • Maintain daily checklist for DG, LT panel, UPS, and solar systems.

   • Keep records of issues attended, material used, and pending electrical complaints.

🤝 Coordination & Communication:

1. Vendor Coordination:

   • Assist in supervising external vendors during electrical repair or upgrade work.

   • Report major faults that require AMC vendor intervention.

2. Resident Interaction:

   • Attend to minor resident requests (with facility team approval) such as tripped MCBs, light repairs, etc.

3. Team Coordination:

   • Work closely with plumbers, security, and housekeeping to resolve cross-functional issues.
